The terrain is located in Sveti Martin na Muri, spa area, consisted of two cadastral parcel nr. 3980 total area of 11.951 m2. 

According to the urban plan, the area belongs to M Zone (mixed), suitable for the construction of medical tourism facilities, nursing home or villas. The percentage that can be used for building purposes is 1/3 of the total surface of the terrain.  

By building a new hotel on the sunny slope, connected with the nearby forest, northwest of the already existing tourist resort, a new point of interest will appear and assure the expansion of an existing resort toward the north. As the local authorities are interested, the changing of a general opinion on the development of a traffic network is an ongoing process. 

There is an access to the therapeutic mineral water available on the spot. 

Development of an entire utility infrastructure is planed.
